"Wonderful original features have been retained, both inside and out"

This beautiful three-bedroom 1970s house is positioned on a quiet cul-de-sac in West Norwood, south London. It retains many of the hallmarks of its original design, including its distinctive tiled façade and open-tread staircase within. There is a charming rear garden bursting with bamboo and hydrangea, while the larger green space of Streatham Common is a short walk away. The house is a 15-minute walk from West Norwood Station, which runs Southwestern services to London Bridge and Victoria.

The Tour

St Peters Gardens is a peaceful no-through road, the lower end of which is lined with a terrace of houses built in 1973. This house is positioned mid-terrace, which is characterised by a tile-hung first-floor facade and light brickwork below. There is a driveway with space for one car, where there is an electric charging point.

The front door opens to a fully enclosed porch with storage space for coats and shoes. The original reeded glass door then opens to the front hallway, which leads to a shower room with a glass-panelled wall, and an adjacent generous kitchen. This has been executed in a U-shape, with oak worktops and a solid oak floor below. A dining area is positioned in front of a wall of glazing that welcomes light in and opens directly to the garden, creating a seamless flow between indoors and out.

An original open-tread staircase ascends to the first floor. This is home to an exceptionally generous living space, which is wonderfully light care of windows that extend across both aspects. The solid oak floor continues, creating a sense of material continuity. There is also ample space for an office nook on this floor, positioned in front of the window.

Three bedrooms lie on the second floor, one of which is currently used as a study. All rooms retain their original pine flooring and have an excellent provision of storage, with built-in wardrobes in two of the spaces. The third room enjoys beautiful views across the garden towards a mature oak tree. There is also a family bathroom on this floor, characterised by a rubber-tiled floor that adds a contemporary touch.

The house is sold with planning permission for a rear extension. Please see further documentation here.

Outdoor Space

The house has a rear garden bursting with plants; specimens include an Acer tree, fatsia, bamboo and flowering hydrangea. A decked section at the front makes an excellent spot for a morning coffee or hosting evening drinks.

The Area

St Peters Gardens is a short walk from the centre of West Norwood. This is home to a selection of amenities, including the lovingly restored 1960s Picturehouse Cinema (used as a location for A Clockwork Orange). On the first Sunday of every month, the West Norwood Feast street food market takes place, with over 100 stalls present. Other good spots for food and drink include the Blackbird Bakery, Four Hundred Rabbits Pizza, The Railway Tavern and Gipsy Hill Brewery. The Great North Wood pub runs life drawing classes and weekly jazz concerts, while The Book and Record Bar runs various nights including a monthly soul night. The much-loved Electric Cafe is a 14-minute walk towards Tulse Hill, one of the area’s best spots for an English Breakfast; other favourites include Sweet Carolina and Otter.

The beautiful Victorian West Norwood Cemetery is nearby. For more green space, Streatham Common is close at hand, joined to the Victorian garden The Rookery, which has a lovely café. There is an excellent monthly farmers’ market and a Christmas fair. Nearby is a new leisure centre with a pool and the Shala Yoga Centre.

The house is in the catchment area for the excellent secondary school Dunraven, which also has a primary school, as well as Hitherfield Primary and Julian’s Primary.

The house is a 15-minute walk from West Norwood Station, which runs Southwestern services to London Bridge (23 minutes) and London Victoria (22 minutes).
